Land Lease rates: 

Standard lot - $695 per/month

Premium lot - $715 per/month: These lots are on a nature preserve, corner, or have no homes behind them.

Waterfront lot - $735 per/month

Land lease offers significant financial advantages compared to purchased land HOA communities:

The cost to purchase and develop a home site in a community, with a low density like ours, in this area of Volusia County, would be $75k plus. This is one of the reasons our home prices are $75-100k less than would be found in a “land own” community. That's money you are not spending or mortgaging in your purchase. With a typical mortgage, that $75k investment would have added $500 per/month to your monthly budget.


When you purchase a home in Plantation Oaks, you do not pay property taxes. The developers and owners pay the taxes. Similar new homes in this area of Volusia County, where you purchase the land, are taxed between $3,500 and $4,000 per/year. Land-leasing here equates to a savings of $300+ per/month.   


Gated communities, where you purchase the land, with similar amenities as Plantation Oaks, charge an average HOA fee of $300 per/month. We do not have an HOA fee; our services and amenities are included in your land lease.  


Plantation Oaks provides lawn maintenance, including watering, fertilization and mowing. These lawn care services on similar lawn sizes would cost more than $150 per/month.
